Questions and Answers

  • When is rent due?
    • Unless otherwise specified in your lease, all rents are due on or before the 1st of each month. The rent should be mailed so that it arrives at our office no later than the 1st of each month or the due date specified in your lease
  • Are there penalties for late payments? What are they?
    • Rents are due on or before the 1st and is considerd late if not received on or before the 1st. Therefore, your rent must be mailed or deliverd in a way to ensure delivery on or befor the 1srt of the month. A $50 late fee will be assesed againt you if rents are not recevied by the 5th of each month.
  • How long is the lease?
    • Our typical lease are for a period of 12 months.
  • After the initial term of the lease, will I need to renew for a year or will I be able to lease month to month?
    • In some situtations we will allow a month to month lease after the initial term. Please call or office to dertermine the term condition on your rental.
  • What are the lease breaking fees?
    • You are responsponsible for the entire term of your lease.
  • Are there any application fees?
    • There are no application fees
  • What utilities are included in the rent?
    • Some units include water. Please call our office to dertermine if water is included as part of your rent. All utilities are the responsibility of the tenant.
  • Are there any costs for setting up the utilities that are not covered in the rent?
    • As this can vary between utilites and areas, please contact the utility company for this information.
  • Is parking included in the rent or are there any additional parking fees?
    • Where parking is aviable, it is included
  • Is subletting allowed?
    • Subletting is not allowed.
  • What happens if I accidentally break an appliance?
    • Any damage caused by a tenant is the responsibility of the tenant 
  • How is routine maintenance completed for the unit? Are maintenance people on call 24 hours a day? If not, who should you call if there is an emergency?

  • Am I allowed to paint the walls?
    • Generally no. Exceptions, with prior written approval from our office, can occur for certain prioerties. Please check with our office. 
  • Am I allowed to hang pictures with nails?
    • Yes. Small nails only and can be eaisly patched or painted.
  • What are the procedures if I decide to have a roommate at a later time?
    • Contact the office prior to allowing anyone not listed on the lease to take up residenance in the unit.
  • Do you require renters insurance?
    • No. But we are not reposiblie for any personal perperty lost, stolen or damaged by wind, fire, flood, etc.
  • Are there any noise level restrictions?
    • Yes. Other tenants or neighbors must not be disturbed by your activity. Local noise ordanance requirements muct be adheared to at all times.
  • Where are the smoke detectors?
    • Each unit depending on size will have at elast one smoke detector. You must check each monthly for proper opertion using the test button located on the detector. Batteries must be changed as needed and at least twice per year.
